127,000 sq m masterplan dedicates 70% of land to open space, with launch scheduled for this year

Global Partners Limited has unveiled plans for a landmark residential masterplan at Dubai Creek, marking its second fund-backed development in the UAE and reinforcing its focus on design-led, lifestyle-oriented communities.

Spanning over 127,000 square metres, the fully integrated development will dedicate around 70 per cent of the site to landscaped gardens and open spaces, creating a low-density, nature-focused living environment. The project is scheduled for official launch in 2026.

The announcement follows the signing of a formal agreement at the OCTA Sales Centre, signalling a new phase in the partnership between Global Partners and its exclusive sales and marketing partner, OCTA Properties.

Designed with wellness and liveability in mind, the masterplan will feature low-rise residential buildings positioned to maximise views of Downtown Dubai, Dubai Creek, and surrounding parkland, alongside curated retail offerings for everyday convenience.

Bader Saeed Hareb, Executive Chairman of Global Partners Property Fund II, said construction is expected to begin in 2026, bringing a tranquil, lifestyle-led community to one of Dubai’s most sought-after locations.

The development will also include two branded residential components in collaboration with internationally recognised hotel brands, introducing hospitality-led services and global luxury standards.

Fawaz Sous, CEO of OCTA Properties, described the project as a significant addition to Dubai’s residential landscape, appealing to both local and international buyers.

Residents will enjoy a private, green setting with seamless access to Dubai’s key business districts, cultural attractions, and transport links—reinforcing Dubai Creek’s appeal as a central yet peaceful destination.

Global Partners Properties, the development arm of Global Partners Limited, was established in 2025 and is headquartered at the Dubai International Financial Centre.
