Meraas Announces Major Residential Expansion at Dubai Design District
Dubai-based developer Meraas, part of Dubai Holding Real Estate, has unveiled a significant residential expansion at Dubai Design District (d3). The new masterplan introduces canal-front homes, landscaped green spaces, and pedestrian-friendly streets, enhancing d3’s appeal as a vibrant urban destination.
Strategically located between Downtown Dubai and Dubai Creek, the expanded masterplan covers 18 million square feet, seamlessly combining residential, cultural, retail, and hospitality elements. The development further reinforces d3’s identity as a design-led community.
According to Meraas, the expansion aligns with Dubai Economic Agenda D33, supporting the city’s vision to become a global centre for design, culture, and innovation. The project also addresses rising demand from both local and international property buyers seeking lifestyle-focused developments.
Residential interest in d3 remains strong. Meraas noted the complete sell-out of Atélis, a 280-unit waterfront tower, along with the successful launch of The Edit, a three-tower project offering 557 contemporary, design-inspired homes.
The newly planned waterfront neighbourhood is designed for creative professionals, families, and investors, offering canal-front residences, cultural venues, walkable streets, and open public spaces. The aim is to create a fully integrated live-work lifestyle destination in the heart of Dubai.
The masterplan is divided into five distinct zones, including:
Canal-front residences with boutique hospitality
A mixed-use urban core with curated retail and dining
A cultural district overlooking the d3 Bowl
A wellness-focused residential zone with parks and sports facilities
A creative hub featuring galleries, studios, and loft-style spaces
Property prices at d3 reflect strong demand for design-oriented waterfront living. Homes at Design Quarter start from approximately Dh1.87 million, while The Edit is priced from around Dh2 million for one-bedroom units, rising to over Dh34 million for luxury penthouses. Atélis offers one-bedroom residences starting from about Dh2.1 million, with premium units priced higher.
